Residential Home - New Construction - Commercial Inspections
Phase Inspection
THREE-PART inspection during the building process.
Phase I
Pre-Pour Inspection:
Comprehensive assessment of foundation configurations, structural steel elements, subterranean plumbing systems, and electrical conduit situated below ground level.
Report of findings provided.
Phase II
Pre-Drywall Inspection:
Comprehensive assessment of framing, outer wall covering, electrical wiring, and plumbing infrastructure.
Report of findings provided.
Phase III
Pre-Final Walk Thru:
Full TREC Inspection Report provided.
11-month Builder’s Warranty Inspection:
Similar to an existing home inspection, this involves identifying any issues that need to be resolved before the builder's 1-year warranty expires.
Full TREC Inspection Report provided.
Seller’s Inspection:
A Seller's Inspection, commonly referred to as a Pre-Listing Inspection, entails conducting a comprehensive TREC Inspection on the property before entering into a sales contract.

Pool & Spa Inspections
Non-invasive visual probe of the structure for evidence of previous and active wood destroying insects, also noting conducive conditions that should be corrected to deter infestations.
Visual and operational evaluation of the installed vessel and equipment noting functional deficiencies and safety concerns.
Septic Systems
Well System & Water Quality Test
Full operational evaluation of the system, including any installed above grade mechanical components, and drain field
Visual and operational evaluation of the wellhead, pump, and pressure/storage tank. A water sample is collected and transported to a state accredited laboratory for quality testing. Results are usually available within 24 hours.
